Bespoke Tenancy Agreement: Our tenancy agreements are created by Nineteen Legal who offer flexible billing rather than hourly rates so we can offer a tenancy agreement that meets your needs. Contact us to find out more.

Maintenance

Whether it be fulfilling your legal obligations, protecting your assets or ensuring a long term happy tenancy, maintenance of your property is essential. Our fully insured and DBS checked contractors will carry out any repairs that are needed but there are some essential checks that you will need to carry out which we can take care of:

  • Gas Safety Certificates: £45.00 plus £10 per additional appliance.
  • EPC: £37.50
  • Legionella Tests
  • Professional Clean: £10.00/hr min £25.00
  • Fire Safety (alarm checks, annual service, safety equipment). Contact us for more information.
  • Carbon Monoxide Alarms
  • Locksmith: Call out £45.00 plus materials

If you have a portfolio of 5 or more properties, we offer further reductions on the above costs, please contact us for further information and quote.

The correct servicing of your car keeps it in the best condition possible so why not treat your investments in the same way. A good preventative maintenance programme is the best way to make sure your property stays in good condition and can make sure small problems don’t become really expensive ones and keep your tenants happy.

Legal and H&S

The legal and health and safety landscape in the lettings market is ever evolving and we will ensure we keep across all changes in legislation, however there are some essentials you should know before letting your property.

Risk Assessment: Your property will need to undergo a risk assessment (including a Legionella Risk Assessment). Contact us for a quote or to discuss further.

Gas Checks: You will need to have an annual gas safety check on all gas appliances and flues carried out by a Gas Safe registered engineer. A copy of the certificate must be provided to a tenant at the start of their tenancy.

Electricity: The landlord has a responsibility to ensure all electrical installations and appliances are safe for use. While there is no legal requirement for an electrical safety certificate, the best way to meet your obligations is to obtain one.

EPC’s: All properties must have an Energy Performance Certificate before being placed on the rental market.

Fire Safety & Smoke Alarms: If you are supplying a furnished or part furnished flat, any of the upholstered items or soft furnishings supplied must meet minimum fire resistance standards in accordance with The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1989 & 1993). Any that don’t should be removed.
If your property was built after 1992 or has been rewired it should have a mains power smoke detector. It is advisable however that as part of your duty of care you have a smoke detector

We can also request an audit of your property by our fire safety partner, DD Fire Alarms, who will advise on any aspects of fire safety including regular fire alarm testing.
